| Property Taxes Too High? ...an “Appeal”ing Solution |

If your opinion of your property’s value differs from the Property Appraiser's, you're not alone. Fortunately, you can fight City Hall, win, and save yourself money. Remember that a difference of $100,000 in the assessed value of your property could mean an additional $1,600 in annual tax savings. In a recent appeal, the County agreed to a reduction of over $900,000 in the value of my client’s property, for a savings of over $14,000.
Assessment notices are sent in mid August every year. You only have 25 days from the date the Assessment Notice is mailed to file your appeal. Before filing an appeal, call the Property Appraiser's Office and ask for a meeting to see their file on your property. At the meeting, verify your property information (size, use, improvements, etc.) and review the other sales of property they relied upon. Make sure you are receiving all exemptions for which you are entitled (Homestead, Seniors, Widows, Blind, Disabled, Non-Profits, etc.). Also, remember that your assessment is based upon the value of the property as of January 1st, 2008 and should be based upon what a buyer would have been willing to pay for your property at that time, less any costs of sale (i.e. commissions, closing costs, etc.). If you decide to file an appeal, the cost is $15 and the petition must be notarized and filed timely. Consider hiring a local appraiser to appraise your property. Depending upon the value of your property, you consider hiring a lawyer also. Copies of the Hearing Rules, Petitions, and other helpful information are available online here or from my office.
